Rules to Remember
- Rent is Due the First of the Month and no later than the Tenth of the Month, and NO LATE PAYMENT WILL BE ACCEPTED. If the Tenth of the month falls on Saturday, Sunday or legal holiday, the deadline is the next business day.
- Any Change to the Household MUST be reported within ten (10) days.
- DO NOT smoke inside your unit; you can and will be fined.
- 1st Offense: $250
- 2nd Offense: may result in Lease termination
- DO NOT park or drive on the grass.
- DO NOT wash vehicles.
- DO NOT change oil or service vehicles on the premises.
- NO swimming pools, slip n slides, swing sets, or trampolines.
- DO NOT park in or block other tenants' parking spaces. If you or your guest park in or block other tenants' parking spaces, the vehicle can will be towed at your expense.
Trash Can Guidelines
- Your trash can must be placed out with at least two (2) feet of open space on each side so the arm on the trash truck can properly pick it up.
- The city recommends that you put your trash can out by 7:00 a.m. on the morning of your scheduled pickup.
- If you miss your pickup, it will be collected the following week, as long as it is out and accessible.
- The city requires that all trash be placed in garbage bags before putting it into the trash can.
- Place your garbage can at the curb, facing the street.
- Every household has its own trash can, and you are expected to put all trash in your assigned can.
- DO NOT park on the curb or block the garbage truck from picking up the trash. If the truck cannot reach the trash can, it will not pick it up. If trash becomes scattered, you can and will be charged for the cleanup.
- Any large items that you want hauled off must be put at the curb and will be picked up on Tuesday or Thursday.
- DO NOT dump food or scraps in the yard or over the fences. These areas are where kids play, and food attracts insects and causes odor.

- Hillcrest - Thursday
- Meadowcliff - Tuesday
- Fairview - Thursday
- Gillet - Tuesday
Note: On holidays, trash pickup is day after the holiday.
General Property Rules
- DO NOT have household furniture or appliances on the porches. Keep your porch clean. Keep smokers and grills on your porch, NOT in the yard.
- NO electrical cords, phone cords, etc., running across the floor that can be a tripping hazard.
- NO furniture blocking bedroom windows.
- ALL SMOKE ALARMS MUST BE IN PLACE AND WORKING AT ALL TIMES. Failure to do so can and will be grounds for eviction.
- ALL toys, trash, and dog cables MUST be picked up out of the yard so the mower can mow the yard. If maintenance has to pick it up, you can and will be charged for it; it may be thrown away, or your yard will not be mowed, and it will become your responsibility.
- For liability reasons, the mowers CAN NOT and WILL NOT mow your yard if you and/or your children are in the yard or on the porch.
- You are responsible for your home and your yard.
